Good day! I would like to ask for the steps and requirements on how to transfer land titles in the Philippines this 2021. I am in Ozamiz City and I will serve as an authorized representative and will be processing the land title transfer of my uncle who is in Luzon. I went to our BIR office but unfortunately they were not able to entertain my inquiries since only their two security guards are interacting with the clients. I have browsed the internet on the step-by-step process but still I would like to ask for you official list of requirements. Hoping for your immediate response. Thank you.

Your Request

You asked for Requirements and Steps on How to Transfer Land Titles in the Philippines.

Response to Request

To transfer Land Title is with the Registry of Deeds.  However, the BIR shall issue Electronic Certificate Authorizing Registration (eCAR) before the Registry of Deeds shall act on your application for transfer of Title.  An eCAR may be issued through Capital Gains Tax/Documentary Stamp Tax (if Deed of Sale), Donors Tax/Documentary Stamp Tax (if Deed of Donation) and Estate Tax (if Extrajudicial or Judicial Settlement of Estate).  Please see attach list of requirement for your reference.
