Your Request

You asked for Zonal Value of Lands in Las Pinas, Valenzuela, Bulacan and Malabon for the period of 2005 to 2020.

Response to Request

Dear Ms. Montes:	
		
This is in reply to your email message dated March 18, 2022, regarding your inquiry on the zonal value or fair market value assessed by the local government units of Las Pinas, Valenzuela, Bulacan and Malabon from the period of 2005 to 2020 for research purposes

The Provincial Assessor’s value is different from the BIR zonal value. Hence, you may forward your request to the Assessor’s Office where your property is located. The fair market value assessed by the local government is different from the BIR zonal value. Hence, for the fair market value, you can check it with the Assessor’s Office where the property is located.

Please be informed that you can access the zonal valuation from 2005 to 2020 thru the BIR website www.bir.gov.ph  , click the scroll down button in the “I want to” field.  Choose in the list “See Zonal Values” and then perform the following procedure:

1. Select the RDO where the property is located;
2. Download and open the “Zip Excel File” and several sheets will be displayed; 
3. Select the ‘NOTICE’ sheet as it will serve as guide on the content of each sheet; 
4. Choose the revision schedule that you need before you select the sheet for the zonal   
    Value; and 
5. After clicking on the sheet you have selected, look for the specific municipality and 
    barangay where your property is located and its corresponding zonal value.

Your right to request a review
