Hi. This request is regarding TCT No. CARP2022000911 (EP No. 00811910).
The farmer-beneficiary or the original awardee had been a tenant of the said land even before October 21, 1972. He received EP No. 450043 issued by DAR on February 17, 2003 (by ROD on March 12, 2003). Unfortunately, he died in the same year 2003. EP No. 45003 was then cancelled and EP No. 00811910 was issued by ROD on June 16, 2017, in favor of one of his children, now the owner. Could you please help confirm this?

Continuation: the below is included in my request.
Based on Executive Order No. 228 (1987) and DAR Administrative Order No. 08-95, could the owner validly sell the land now regardless of the Emancipation Patent’s date of issuance given the above? May I know the exact date when it can validly be sold?
If the buyer is the owner’s daughter-in-law, would the buyer receive a regular title (no conditions/restrictions) upon ownership transfer?
How and when will the Emancipation Patent be free and converted to a regular title?
Is it possible to convert the unirrigated rice land to another agricultural classification in general, with a residential portion?
