Hi!

I would like to request for any relevant case/s whether pending or being closed by the court regarding land titling for buyers in the Metro Manila Communities in Montalban, Rizal owned by the San Jose Builders, Inc.

I am requesting these related documents because I am concerned buyer of one of their lots and I would like to know about the legitimacy of their documents for further processing of my documents with them.

Dear Faith Oren,

Greetings!

This Department is constrained to deny your request for said information on the ground that it falls under one of the exceptions from the coverage of the law in relation to the inventory of exceptions, as circularized in the Memorandum from the Executive Secretary, dated 24 November 2016. Specifically, said information falls under item no. 7 therein, in relation to Section 3(l)(2), R.A. No. 10173.

Relevant to your concern, you may refer to the Registry of Deeds in the area over which such Registry has territorial jurisdiction as it is the office which has the competence of verifying documents related to land transactions. Please note that the foregoing statement shall not be construed as this Department's  nor the undersigned's official legal opinion.
