Hi Good afternoon, we are in the process of buying our first property but we want to make sure that it is legit and not scam. We would like to verify if MRS SOFIA D. CAABAY married to ROLANDO CAABAY is the owner of a land with land title number:2018000440 located in MALAPAD NA PARANG, LOBO BATANGAS and now sold to MS LIZBETH H. MERCADO last MARCH 1,2023. I have a copy of their absolute deed of sale but would like to confirm if it is legit. Please help thank you

Upon checking, the title number is under the name of another individual that's why I need to confirm it first based on the document you have there.

3. Location of the property
