To verify if the title has encumbrances, you need to request a certified true copy of a title from any Registry of Deeds. Then check if there annotations on the second page up to the last page. It requires payment of fees.

If you are not satisfied with the result of the review, you then have the right to appeal to the Office of the President under Administrative Order No. 22 (s. 2011).
