Sir/Madam, 
I would like to clarify if the two or more adjacent lots are really impossible to be consolidated and subdivided if it is owned by different persons?

FYI: Both parties have agreed and manifest their conformity to the Consolidation Subdivision Plan and the same was already approved by the Bureau of Lands but the Registry of Deed denied our application for registration for allegedly the consolidation/subdivision is good and applicable only for one and the same owner.
