This refers to your eFOI request received on 02 August 2023 via the eFOI portal of the Home Development Mutual Fund (Fund) wherein you are inquiring regarding the affordable Housing Loan (HL) being offered by the Fund. 

We have endorsed your concern to the Operating Unit Concerned (OUC) – the Housing Operation Support Unit (HOpS). Please find below, the following Housing Loan programs relative to your concern, as provided by the OUC.

1. Affordable Housing Loan for Minimum-Wage and Low-Income Earners

The Pag-IBIG Fund Affordable Housing Loan is designed for minimum-wage and low-income members who earn up to Php15,000.00 a month within the National Capital Region (NCR) and earn up to Php12,000.00 per month outside the NCR. Under the loan program, Pag-IBIG Fund offers a subsidized rate of 3% per annum for home loans up to Php580,000.00 in socialized subdivision projects and special low rates for home loans of up to Php750,000.00 for socialized condominium projects. 

Attached for your reference is the HDMF Circular No. 403 (Re: Modified Guidelines on the Pag-IBIG Fund Affordable Housing Program).

2. Own a Home for Less with the Pag-IBIG Acquired Assets

The Pag-IBIG Real and Other Properties Acquired (ROPA) or Pag-IBIG Acquired Assets properties may be accessed thru https://www.pagibigfund.gov.ph/acquiredassets.html.

This HL program via Individual Sale is available to interested buyers who would like to purchase any of Pag-IBIG’s Acquired Assets properties. Further, special discounts are offered upon purchase of said property with three (3) modes of payment such as:

• Cash – 30% discount, shall be paid within one (1) month
• Short-term Instalment – 20% discount, payment up to twelve (12) months
• Long-term Instalment – 10% discount, payment up to thirty (30) years

For properties under National Capital Region (NCR), interested buyers may drop their Offer to Purchase/Offer to Bid and other requirements at the following designated locations of drop boxes:

• Pag-IBIG - NCR HOUSING SECTOR - Ground Floor, JELP Business Solutions Center, 409 Shaw Blvd. Addition Hills, Mandaluyong City (Monday to Friday, 8:00 a.m. to 4:00 p.m.)

• DASMARIÑAS MSB - Volets Commercial Building, E. Aguinaldo Hi-way, Dasmariñas City, Cavite (Monday to Friday, 8:00 a.m. to 4:00 p.m.)

• SAN PEDRO MSB - 3/F Robinsons Galleria South, Km. 31, National Highway, Brgy. Nueva San Pedro, Laguna (Monday to Friday, 8:00 a.m. to 4:00 p.m.)

• PAG-IBIG POP-UP DESK AYALA MALLS MANILA BAY - Level 4 Ayala Malls Manila Bay, Diosdado Macapagal Blvd. cor. Aseana Ave., Paranaque City (Monday to Friday 10:00 a.m. to 6:00 p.m.)

Interested buyers may also avail Courier Services such as Grab Express, Lalamove, Mr. Speedy, Toktok, etc. in the submission of Offers/Bids.
