Hi i would like to verify the status of my land title T-341919 under the name of Elizabeth V Estrella married to Alberto Manuel as it still have the annotation of mortgage which was already fully paid loan was with farmers bank bocaue bulacan branch from 2001 and the farmers bank have already closed how do i remove the annotation on my land title thank you and have a good day.

Your Request

You asked for Good day clarification of annotation on my land title.

Response to Request

Per our initial verification , TCT No. T-341919 registered under the name of Elizabeth V Estrella married to Alberto Manuel was not found in the list of titles under PDIC custody which signifies the non-probability of it being a collateral to an outstanding loan/obligation or a foreclosed property of a closed bank under PDIC jurisdiction. Nevertheless, to enable us to conduct further verification, taking also into consideration that the processing of requests for cancellation of mortgage with a closed bank is among the regular services being provided by PDIC to its customers, we suggest submission of a clear copy of all the pages of TCT No. T-341919 along with your valid ID and letter-request to our Public Assistance Department via email at pad@pdic.gov.ph or private message to our official Facebook account: OfficialPDIC.

Further, submission of the copy of the title will also allow us to determine the specific bank to which your property was mortgaged with. In our list of closed banks, there exist more than one bank with the word "farmers" in its name.

Your right to request a review

If you are unhappy with this response to your FOI request, you may ask us to carry out an internal review of the response by writing to Mr. Roberto B. Tan, President and CEO, Philippine Deposit Insurance Corporation. Your review request should explain why you are dissatisfied with this response, and should be made within 15 calendar days from the date when you received this letter. We will complete the review and tell you the result within 30 calendar days from the date when we receive your review request.

If you are not satisfied with the result of the review, you then have the right to appeal to the Office of the President under Administrative Order No. 22 (s. 2011).
